San Antonio sales up, way up, in March 2010

San Antonio’s 1739 home sales are 27 percent above its 2009 counterpart’s 1372. The interesting part of the story is: San Antonio is the largest Texas city to show an increase over its 2008 sales. Okay, it’s only 1 percent above March 2008’s 1723, but it’s still an increase.

The 1279 homes sold in San Antonio during February brings the city 7 percent higher than 2009’s 1156. The city is still 20 percent below 2008’s 1546.

The prices are not getting stronger though. The average price was 4 percent lower than last year at $167,400 and the median price was 1 percent lower at $140,700.
Uptick in January sales for San Antonio
March 7, 2010
San Antonio’s January 2010 numbers are not that great compared with the preceding six months; however, the 865 sales are 1 percent higher than the 859 from last January. The market posted large one year percent increases for the last quarter of 2009 and these gains are continued this January. The big picture is not as sunny, because these sales are actually 30 percent lower than January 2008’s 1,235, which was the beginning of a year that posted big drops every month.

Prices tell a worse story. Both average ($174,800) and median ($139,000) prices dropped five percent from last January. The prices are not particularly off base from what the market showed in the last six months either. They simply suggest the positive January sales numbers may be as a result of a repriced market in San Antonio.
Sales gains for lowcost homes in San Antonio

Low priced homes made real market gains over 2008. Large positive changes occurred in the under $30,000 and $30-$39,999 price ranges. These were double digit gains in number of sales. There was also a 4 percent increase in number of sales for homes between $180,000 and $199,999. Two other categories showed positive increases, but those sales changes were under one percent, which translates to one home sale making a difference.

The homes priced between $100,000 and $160,000 did not have positive changes in numbers of sales, but did represent more of a share of the market than those categories did in 2008.
Slow gains are still gains for December 2009 San Antonio Real Estate Market

There were 1396 homes sold in December 2009 in San Antonio. This is 6 percent more than sold in last year’s counterpart, when 1311 were sold. It is the third month in a row of positive one year gains, ends the year on a positive note, and caps a six month stretch of net gains despite being 17 percent below the 1689 homes sold in December 2007.

Prices are up, but not significantly. The average and median prices were up 1 and 4 percent respectively. December’s $180,000 pulled ahead of December 2008’s $177,700. The median price of $146,600 was a little more ahead of last December’s $141,500.
Big increase in San Antonio’s lowest priced homes
January 13, 2010
Homes under $40,000 had the largest gains in the 2009 market. These homes increased not only in terms of marketshare, but also in terms of real numbers. Homes under $30,000 grew from 2.3 to 2.7 percent of the market, which was an increase of 20 homes (4.3% increase). Homes between $30,000 and $40,000 increased from 1.7 to 2 percent of the market, which is a 4.5 percent increase in number of homes sold. These two categories are the only two categories to experience an increase in real numbers.

November 2009 shows 1 year increase in sales, but declines in price

The number of homes sold in November 2009 surpassed November 2008 by 51 percent. This November saw 1575 homes sold in San Antonio. Even though this is the lowest number sold since April’s 1499, it surpassed November 2008’s 1040 by 535 homes. The 1575 homes were down one person from November 2007’s 1591.

The price of homes did not increase. The average home price was $170,000, which was a 5 percent drop from November 2008’s $178,900. The median price was $140,000, which was 2 percent below last November’s $142,600.
Trend in price distribution emerges with October 2009 data

San Antonio had fewer homesales overall in 2009. There is a story in the price distribution of the houses sold. For example, San Antonio’s extremely low priced homes, or homes under $70,000, gained more market share at every price point. In 2009, more of the homes sold were extremely low priced homes. The data show decent gains for average priced homes, too, see below.

The middle range homes show gains, as seen in the $100k to $160k category and the $180k to $199,999 category, the latter having a large increase in marketshare. Homes above $300,000 all showed drops in 2009. San Antonio has a median family income of around $53,000 and banks have gotten tighter with their lending requirements, so it is likely families who would have risked the higher mortgage in 2006 either will not or cannot in today’s market.
San Antonio’s October 2009 sales jump

October 2009 posted 24 percent more than October 2008. There were 1760 homes sold this October in San Antonio, which is much higher than the 1423 from last year. The real story is October was also 2 percent above October 2007. There has not been any positive percent increases for the two year periods in 2009. Overall, October did have the lowest number of sales since May 2009, but at least they are starting to have consistent yearly gains.

Average and median prices, unfortunately, posted losses. San Antonio might be selling more homes, but the homes may only be selling because they are priced so low. The average home price of $166,300 is 10 percent lower than last October’s $184,500. The median price of $138,600 was 4 percent lower than the $144,300 seen last October.

It is too soon to make numerical comparisons to 2008, because there is another quarter to be completed. There are some foreshadowed trends emerging from the first three quarters of 2009. For example, homes $100,000 have lost some of their market share compared with higher priced homes. The loss of buyers for homes priced from $70,000 to $99,999 are driving this trend. The moderately priced homes priced between $100,000 and $159,999 are picking up the shares.
